Meraas, part of Dubai Holding Real Estate, has begun construction on a new Dh1 billion phase of Nad Al Sheba Gardens, a residential community in Dubai. GCC Contracting has been awarded the construction contract, with completion targeted for June 2028.
The expansion comprises 272 new homes: 130 villas with four-to-seven-bedroom layouts and 142 three-bedroom townhouses. Nad Al Sheba sits roughly ten minutes from Downtown Dubai and is close to the Meydan racecourse and Dubai International Airport, a location that has made it popular with buyers seeking space without giving up proximity to the city centre.
Khalid Al Malik, chief executive of Dubai Holding Real Estate, said the new phase reflects continued demand for premium, master-planned residential communities in Dubai, adding that the expansion is aimed at families looking for larger homes with more space.
Nad Al Sheba Gardens has been one of Meraas's flagship villa communities for several years, with earlier phases drawing strong buyer interest. The new phase launches at a time when Dubai's property market continues to see solid demand for larger family homes in areas close to the city centre, as developers race to add supply in some of the emirate's most sought-after residential pockets.
