Residential sales in Dubai South have already surpassed the whole of last year's total, according to new market data. Transactions in the area reached 12,428 between January and August this year, 27 per cent higher than the 9,788 recorded for the entirety of 2025. The value of these deals hit Dh15.9 billion in the first eight months of 2026, compared with Dh19.6 billion for all of last year.
If the current pace continues, the value of Dubai South's residential transactions is projected to reach close to Dh23.9 billion by the end of this year. Studios accounted for 45 per cent of sales and one-bedroom apartments for 31 per cent, with apartments overall making up 94.5 per cent of transaction volume. The average price per square foot stood at Dh1,656, with an average transaction value of Dh1.28 million.
Off-plan sales continued to dominate the area, representing 94 per cent of all transactions recorded in the first eight months of the year. Delivery pipelines are also expanding sharply: roughly 38,116 residential units are scheduled for handover between 2027 and 2029, with 2028 expected to be the peak year at 16,094 units.
Dubai South, located near Al Maktoum International Airport and Expo City, has become one of the emirate's fastest-growing residential hubs in recent years, with its steady expansion reflecting the broader momentum in Dubai's property market.
