Sharjah's real estate market posted strong growth in the first nine months of this year, with transaction values reaching Dh46.8 billion — a 14 per cent increase compared with the same period last year. residential properties accounted for the lion's share of activity, making up four in five of all sales recorded during the period, underlining how housing demand continues to drive the emirate's property market.
The growth comes as Sharjah has worked in recent years to attract investors and ease ownership regulations for foreign nationals. The expansion of new residential developments in areas such as Tilal Al Ghaf-adjacent zones and coastal districts has also broadened the range of housing stock available to buyers.
Real estate analysts frame this growth within the UAE's broader housing trend, which has been shaped over the past several years by population growth, a steady influx of new residents and overall economic expansion. Sharjah remains a popular choice for many families and smaller investors seeking better returns than Dubai's pricier market, thanks to its relatively more affordable property values.
The figures were released around the same time as reports showing a rebound in Dubai's commercial office sales, with smaller investors returning to that segment of the market as well — a sign that momentum across the UAE's property sector may continue building in the coming months.
