Real estate consultancy CBRE has reported the sale of a Sky Palace unit at the Waldorf Astoria Residences in Ras Al Khaimah for $35.4 million, roughly Dh130 million, in a first-half 2026 market update. The transaction ranks among the highest recorded prices in the emirate's residential market this year. apartment sale prices in Ras Al Khaimah rose 18 per cent year-on-year in H1 2026 to Dh2,298 per square foot, while villa prices climbed 7.3 per cent. Apartment rents increased 14.3 per cent overall, with Al Marjan Island posting a sharper rise of 23.1 per cent and Al Hamra recording 14.7 per cent growth.

Matthew Green, Head of Research at CBRE Mena, said the pace of change in Ras Al Khaimah "continues to impress," adding that investor interest remains evident despite a more challenging regional backdrop.

Other notable luxury deals in the first half of the year included a $15 million penthouse at the same Waldorf Astoria development and a $34.7 million Sky Mansion sale at Mondrian Al Marjan Island.

The report also projects that more than 34,000 residential units will be delivered in Ras Al Khaimah by 2030, of which nearly 10,000 will be branded residences. The figures point to Ras Al Khaimah's steady emergence as a serious destination for luxury property investment in the UAE, drawing buyers who might once have looked only at Dubai or Abu Dhabi.
