Dubai's apartment rental market has tilted in favour of tenants over the past year, according to fresh data from property platform Property Finder. Nine of the ten communities tracked recorded year-on-year rent declines in the third quarter of 2026. Downtown Dubai posted the steepest drop at 21.7 percent, followed by Dubai Marina at 16.1 percent. The blended median apartment rent, which peaked at Dh135,000 annually in December 2025, had fallen to Dh100,000 by June 2026. Other areas showing declines include Jumeirah Village Circle, Business Bay, Arjan, Dubai Creek Harbour, Mohammed Bin Rashid City, Meydan and Palm Jumeirah, while Dubai Hills Estate held broadly steady. The shift is driven largely by a sharp rise in supply: apartment listings climbed 55.1 percent year-on-year in September 2026. Even though overall tenant inquiries rose 15.4 percent, the number of inquiries per listing dropped 23 percent, spreading demand across far more available units and weakening competition among renters. Cherif Sleiman, chief revenue officer at Property Finder, said the current climate gives tenants room to compare options and negotiate better terms, a marked change from the tight market conditions of recent years. For residents weighing a renewal or a move, analysts say the wider choice and softer pricing could persist as new supply continues to enter the market, offering a rare window of relief after a long stretch of rising housing costs in the emirate.
