Apartment prices in Abu Dhabi have climbed sharply over the past quarter, rising by as much as 9.2 per cent in some neighbourhoods, according to newly released market data. Baniyas recorded the steepest price gains, followed closely by Al Ghadeer, both areas on the capital's outskirts that have traditionally attracted budget-conscious buyers.

Real estate analysts say the surge reflects a broader shift in demand: buyers who previously looked at pricier districts such as Yas Island or Saadiyat Island are increasingly turning to more affordable communities like Baniyas and Al Ghadeer, pushing prices higher in those areas as competition for available units intensifies.

Alongside rising sale prices, villa rental yields in parts of Abu Dhabi have reached as high as 11.5 per cent, pointing to equally strong demand on the rental side of the market. That figure is drawing attention from investors seeking stronger returns compared with other segments of the capital's property market.

Abu Dhabi's broader real estate sector has been on an upward trajectory in recent months, driven by population growth, new company formations, and government policies aimed at attracting foreign investment. Analysts expect demand for affordable units on the capital's outskirts to remain elevated through the rest of the year, particularly among families seeking larger homes at prices lower than comparable properties in Dubai.

The trend underscores a growing affordability gap within Abu Dhabi itself, with previously overlooked suburbs now becoming focal points for both homebuyers and rental investors.
